Permitted development and article 4 directions

Some development does not require planning permission – this is known as a Permitted Development Rights. Guidance on permitted development rights can be found on the planning portal.

Where it is considered that permitted development rights could have a negative impact in an area they can be removed with an Article 4 Direction. This means that you have to submit a planning application for development that would normally be permitted.

Article 4 Direction - Land off Woodlands Lane, Cobham

An Article 4 direction was made on 7 March 2024, with immediate effect, and this direction was confirmed (as modified) by the Council on 3 September 2024. It withdraws certain permitted development rights.  This means that an application for planning application is required for development that would normally be permitted under Class A of Part 2 of Schedule 2 and Class B of Part 4 of Schedule 2 of the GPDO 2015. The list below includes the direction as made and as confirmed together with the background documents.

An Article 4 direction was made on 17 September 2019, with immediate effect, and this direction was confirmed by the Council on 16 March 2020.
