What is shared ownership?
Shared ownership is designed to helps individuals (such as first-time buyers or lower income households) buy a share of a home (between 25% and 75% of the home's value) and pay rent on the remaining share . Later on, you have the opportunity to buy further shares, known as 'staircasing'. If you staircase to 100%, you will own the property outright.
How to buy a home with shared ownership
Am I eligible?
You are eligible if you are a first-time buyer and cannot find a suitable property on the open market.
Your household income must not be more than £80,000/annum, and you must not have any outstanding credit issues.
Be registered with a Help to Buy Agent for the East and South East. Register with the Help to Buy website.
What deposit will I need?
Shared ownership mortgages will usually only require a deposit of 5% of the property's value.
For example, if you want to purchase a 25% share of a property with a valuation of £300,000, you are required to put down a deposit of around £3,750.

Do I have to share a home with someone I don’t know?
Shared ownership enables you to buy a share in a property; you don't have to buy or share with someone you don’t know.
Will I be able to own 100 per cent of my home in the future?
You can choose to buy more shares of your home. This is known as 'staircasing'. If you staircase to 100%, you will own the property outright.
Can I sell the property?
You can sell your property at any time. If you own 100% of the property you can sell it on the open market. If you own a share of your property, the housing association will have a set period of time to find a buyer. If they are unable to find a buyer in that time, you can choose to put your home on the open market.
