Planning Policy

Welcome to our planning policy pages, here you will find information on the spatial policies that guide and inform planning and development in Elmbridge and are the principal tool for Development Control in making planning decisions. This includes the current adopted Replacement Elmbridge Local Plan 2000 and the Local Development Framework which will eventually replace it, as well as national planning guidance and policies and the Thames Basin Heath Special Protection Area.

Under the Government's development planning system the Local Development Framework (LDF) will replace the Local Plan. It will guide planning and development in Elmbridge to 2026. The LDF is made up of a number of important planning documents, the key one being the |Elmbridge Core Strategy.

|Map of South East region|National and Regional Planning - **Update**
On the 6 July 2010 the Secretary of State announced the revocation of Regional Spatial Strategies with immediate effect. The Secretary of State has also made changes to Planning Policy Statement 3: Housing in relation to the classification of garden land and housing density.

|Picture of Dartford Warbler|Thames Basin Heath Special Protection Area - **Consultation now closed**
Between 12 July and 9 August 2010 the Draft Addendum to the Thames Basin Heaths Special Protection Area Interim Mitigation Strategy for Elmbridge was available for consultation. The Draft Addendum relates to the addition of a tariff for Strategic Access Management and Monitoring.
