We accept this type of search either as a hard copy or electronically via the |National Land Information Service NLIS is a Local Government initiative, which is leading the way in electronic service delivery. Elmbridge is on Level 2, which means that we receive searches over the Internet via one of the three NLIS channels and the NLIS Hub. At present, due to limitations within the Local Land Charges section, we do not return search electronically, but hope to do so in the future. These searches are in two parts - each being requested on a separate form. An up to date ordnance survey plan with the boundary of the property clearly marked is essential if you are searching on a piece of land or if the property is named:
The Search gives details of any entries in the land charges registers relating to the property. These include planning agreements, tree preservation orders, enforcement notices, improvement grants and highway agreements.
- Enquiries of the Local Authority (form CON29).
The Enquiries are in two parts. Both parts contain lists of questions.
There are 3 questions in the |CON29 "Required", these include:
Maintenance of roads (if the road leading to your property is private you may be liable to pay fees for its maintenance), road and traffic schemes, railways (construction of new railway lines), planning and building regulation applications, enforcement notices, conservation areas, contaminated land etc.
There are 19 questions in the |CON29 "Optional", these are optional enquiries and they incur an additional fee. These include: Local Common Land or Town and Village Greens, public paths or byways, road proposals by private bodies, pipelines, noise abatement notices etc.
